Evidence of leading projects with similar capital, technical coordination, site constraints, and owner expectations—not simply attractive standalone features.
03Preconstruction discipline
A repeatable process for scope definition, estimating, exclusions, schedule logic, design coordination, logistics, risk, procurement, and owner decision gates.
04Project leadership
Identified executive, project-management, field-leadership, administrative, and closeout responsibility appropriate to the proposed work.
05Commercial controls
Clear fee structure, allowances, contingency, changes, invoicing, payment controls, documentation, insurance, and contract administration.
06Relevant verification
A relevant completed-project portfolio and client references for owner review, together with entity, insurance, personnel, current capacity, specialty-trade relationships, and other checks appropriate to the project and available information.
07Property fit
Geography, jurisdiction, access, occupied-estate protocol, schedule, design team, communication style, and genuine alignment with the assignment.
