Photograph and map the residence, terraces, pool, pavilion, upper floors, neighboring homes, roads, trails, ridges, and service areas. Test seated, standing, swimming, dining, and elevated eye levels in both directions. A privacy plan that considers only the owner’s camera angle is incomplete.

Inventory sound before adding sound

Record roads, mechanical equipment, water, wind, neighboring activity, sports, music, gates, pool equipment, fire features, kitchens, and event use. Hard walls and water can mask, redirect, reflect, or amplify sound; the team should design the acoustic experience rather than add effects blindly.

Control equipment and service zones

Pool pumps, heaters, condensers, generators, kitchen exhaust, gates, deliveries, waste, and maintenance traffic belong in the privacy and acoustic plan. Locate and isolate them for actual technician access rather than hiding them in an unusable corner.

Design the night condition

Low, shielded, task-specific lighting can protect dark views and reduce spill. Review fixture location, aiming, color, brightness, reflections from water or glass, control scenes, curfew logic, and what neighboring properties see after the landscape loses its leaves.

Verify the rules and the growth plan

Setbacks, wall and fence limits, lighting, pools, outdoor recreation, noise, easements, view restrictions, and association review vary by property. Pair current official requirements with a planting plan that states installed size, mature size, establishment care, replacement, and pruning intent.
